Loan Application Checklist

  • Names and addresses of all employers for the previous two years
  • Address for the previous two years including name & address of the lender/landlord
  • Copy of most recent mortgage statement (if applicable)
  • Three most recent statements for all bank accounts (checking, savings, stocks, bonds, CD's)
  • List of all liabilities including account numbers, balances and monthly payment
  • Most recent pay stub(s) covering a 30-day period and reflecting Year-to-Date income
  • Two most recent W-2's
  • HUD-1 closing statement (if applicable)
  • Copy of year end statement or award certificate for social security, disability or pension income
  • Copy of leases on all rental income property (if applicable)
  • Complete copy of final divorce decree (if applicable)
  • Fully executed sales contract with original signatures (purchase only)
  • Copy of cancelled earnest money check (purchase only)
  • Copy of relocation guidelines and agreement from employer (transfers only)
  • Two most recent years signed personal tax returns (self-employed only)
  • Two most recent years signed corporate tax returns (self-employed only)
  • Year-to-Date profit & loss statement and balance sheet (self employed only)
  • Copy of warranty deed including legal description (refinance only)
  • Name and phone number for homeowners or condo association contact (if applicable)
  • Name and phone number of home owners insurance agent
  • Copy of GA drivers license, US passport or US military ID
  • Gift letter affidavit completed, signed by donor and including source of funds (if applicable)

Required at Closing:

  • Homeowners insurance policy AND one years paid receipt
  • Termite inspection letter dated no more than 30 days prior to closing
  • Septic tank inspection letter and Well certification letter (if applicable)
  • Certificate of occupancy (new construction only)
